If you don’t want to have to deal with inconveniences like fixing leaking windows, repainting old looking walls and ceilings, and waiting for a contingency clause to pan out (believe me, this kills a lot of deals every day), then you need to think about buying a new home rather than a pre-existing home. Since the builder has been through the home sale routine before, chances are good the transaction will go easily and quickly. However, with private party transactions, you are much more likely to experience painful delays and missteps along the way to your closing.
